Desert Mission Neighborhood Renewal

 (DMNR) is a local non profit community development corporation (CDC) serving the Sunnyslope and North Mountain communities of North Phoenix.  DMNR and our community led Board of Directors have a substantial interest in serving the needs of local low to moderate  income community members who are preparing to purchase a home, local businesses who want to grow, and community members who believe in supporting everything that makes Sunnyslope and North Mountain an exciting place to live, work, play, pray, and shop! DMNR and all Desert Mission programs (including Desert Mission Food Bank, Desert Mission Health Center, Desert Mission Dental Clinic, Marley House Behavioral Center, Lincoln Learning Center, and Desert Mission Adult Day Care) are part of the John C. Lincoln Health Network, and our community partner affiliate, Scottsdale Healthcare Network. 

   

Housing Related Services

Desert Mission Neighborhood Renewal (DMNR) provides housing services to support our Sunnyslope and North Mountain community members.  

DMNR partners with the City of Phoenix, the State of Arizona Department of Housing, and other community partners to assist in the housing readiness and housing development needs of our community. 

Our housing related services include:

  • Homebuyer Education Certification Classes (8 hours)
  • Pre-Purchase Home Owner Counseling (1.5 hours)
  • Down-Payment Assistance Program Enrollment
  • Partnership building with local housing service professionals including lenders and realtors

 

Fees and Charges:

Homebuyer Education Certification Class (8 hrs.)       (Please register by clicking the links to the right)

City of Phoenix Resident(NSP):       $25.00                     (must verify residency for $125 City of Phoenix Discount)  

All others :                   $175.00

Class participants receiving the City of Phoenix discount (for the class registration and materials) who are unable to verify their residency in the City of Phoenix (State issued Identification, utility bill or other acceptable form of identification) will be responsible for the additional $150.00 class costs at the start of class.   

 

Intake Application Administration Fee:............... $35.00     (fee must be paid at time of submission to be reviewed)    

City of Phoenix - NSP Clients will have application fee waived

 

Pre-Purchase Homeowner Counseling (1.5 hours)     (Please register after completing homebuyer education by calling DMNR)  

City of Phoenix Resident (NSP).........................    FREE   (must verify residence and income)

All others: ..........................................................$300.00   If the client purchases a City of Phoenix NSP Home, then the City of Phoenix will provide a discount for homebuyer education and  pre-purchase counseling and the client will be reimbursed the cost of the class and counseling except $25.00. 

 

All cancelations of appointments or class attendance without at least 48 hours notice will be charged a $50.00 cancelation fee.

Homebuyer Education Classes

Homebuyer Education classes prepare the student by explaining the structure of Escrow, purchase agreements, earnest money, mortgages, credit, insurance, inspections and everything you need to know about the home-buying process.   

Our programs are designed to serve our low to moderate income community members, but we welcome all Arizona residents to join our classes and choose our pre-purchase housing counselors to meet your home-buying needs.

DOWN PAYMENT ASSISTANCCE PROGRAMS  

DMNR strongly suggests completing the homebuyer education class and pre-purchase homeowner counseling before entering into any pre-purchase or purchase agreements for a new home.  DMNR will not provide down payment assistance to anyone who has an active pre-purchase agreement that is set to close in less than 45 days. 

 

Neighborhood Stabilization Program (NSP):  the NSP program provides up to $15,000 down payment assistance (15 year forgivable lien) for individuals or families (up to 120% AMI) who purchase City of Phoenix NSP rehabilitated homes. 

 

OPEN Doors Program : the City of Phoenix Open Doors program provides up to $15,000 down payment and/or closing cost assistance (15 year forgivable lien) for individuals who are low to moderate income (up to 80% AMI) and purchase a home in the City of Phoenix. 

 

WISH Program: Federal Home Loan Bank of San Francisco, in partnership with local lenders, provides up to $15,000 down payment and/or closing costs (5 year forgivable lien) for individuals who are low to moderate income (up to 80% AMI) and purchase a home in the City of Phoenix.   

The NSP program funding can be layered with other down payment assistance programs.   WISH and Open Doors can only be layered with NSP - not with each other. 

DMNR serves homebuyers buying a home in the Sunnyslope Neighborhood or the North Mountain community.
